Electrical Inspection Condition Report (EICR)

An EICR (Electrical certificate) is a comprehensive check of the fixed wiring of your electrical installation. It establishes safety and compliance with current regulations and to identify any potential issues. The report checks the underlying electrical system, wiring, fuse board, earth bonding, and all other related hidden components & in rented properties is a legal requirement.

Electrical dwelling fires are the cause 53.4% of all accidental dwelling fires.

It is now a legal requirement for Landlords (Domestic and Commercial) to have the installation inspected and tested at least every five years or when occupancy changes, if you do not have one your insurance many not be valid & you will not be able to rent out your property.

In caravans/static homes it is every 3 years & swimming pools every 12 months.

Other times an Electrical Installation Condition Report (EICR) needs to be carried out. If a property is being prepared to be let out, before selling a property or before buying a property that was previously occupied.

The electrician will make a visual assessment, and then carry out a series of checks on your electrical systems. Any ‘code one’ problems, ie problems that are immediately dangerous, they will need to fix those there and then or at least make them safe. Any ‘code two’ problems that are potentially dangerous will be noted and a quote provided to fix them at the end of the process, and any ‘code threes” (Issues not deemed unsafe) will again be noted and quoted for.

An Electrical Installation Condition Report (EICR) inspection will:

  • Identify circuits or equipment that is overloaded.
  • Identify any faulty electrical elements.
  • Identify any potential fire or electric shock hazards.
  • Identify any insufficient bonding or earthing.
  • Test to ensure all fixed electrical equipment is safe.
  • Test to ensure all sockets are safe.
  • Check the presence of suitable notices and provision of information.
  • Issue you a certificate of safety
